Gobbling Down Beaujolais in Burgundy
(FOR SUBSCRIBERS ONLY) November 19, 2009 Bonjour French Property Insider Subscriber, There's a lot more to digest this week than just turkey! Next week we're taking break for Thanksgiving and in today's issue is a recipe for the best turkey you ever ate...as long as it's a French 'babe!' Then move on down for Part VIII of "Viager with a View" -- the saga that never ends and gets more complex with every day. Our Fractional Ownership property in the Place des Vosges, "Le Palace des Vosges," has new photos and a new video now that it's (almost 100%) complete and some of the owners have been enjoying it...but more important than that is a special offering that will save new shareholders lots of money. Make a purchase before the end of the year or book your vacation stay, and earn a serious discount off a share. Scroll down to learn more. Tonight is the release of Beaujolais Nouveau, so get ready to uncork the newest bottles and raise a toast to Burgundy. In honor of the young red wine, we're setting our sights on Hot Properties in this beautiful wine region where life can be absolutely idyllic. There's news about nightlife in Paris -- a new site devoted to just this subject, but watch out property owners -- nightlife may be 'death' to your investment. Read all about it in today's FPI and then we'll see you two weeks from today after the American holiday we all love most of all! A bientôt, Adrian Leeds
P.P.S. If you missed this month's Parler Paris "Après Midi," catch up on the moving, memorable meeting at http://www.adrianleeds.com/parlerparis/apresmidi.html. Volume VII, Issue 46, November 19, 2009 In this issue: * Investing in Turkey Talking
Turkey
Don't tell Lillian, however, that the French turkeys are by far superior to their American counterparts! They are darker, juicier and cook in half the time! If you don't believe me, cook one for yourself. Editor's Note: There will be no French Property Insider issue on Thanksgiving Day...so take time for yourself, your family and friends and have a wonderful holiday! Viager
with a View Part VIII Excerpted
from Parler Paris Nouvellettre®
If you'd like to read Parts I through VII to catch you up to speed on the story that has twisted and turned like a tangled ball of yarn, visit http://www.adrianleeds.com/parlerparis/viager/. For now, you can catch up to the latest developments. In Part VII, the contractor had almost completed the demolition of "Le Saint-Tropez," discovering much hidden attributes, including two additional skylights having been covered over. A covered-over rounded window onto the terrace was discovered and subsequently opened which will be a kind of "portal" onto the sky from the bathtub/shower. There are three chimneys in the one small space, but unfortunately, none will be used for a working fireplace as every inch of available space in the 22-23 square meters is needed for storage and elbow room. In the "chambre de bonne" down the hall affectionately named "La Brigitte," old beams were found under the ceiling and cleaned off in preparation for refurbishment. The demolition was complete and the plumber laid the piping in both apartments. The apartment was now ready for the "chappe" (floor foundation) to be poured. This is when it all went awry. Monsieur de L., the "Syndic" delivered a copy of a letter he had written to the Notaire in my mailbox, outlining how in February of 2006, the "copropriété" had voted to 'give' the illegal terraces to the owners of their adjoining apartments, and therefore the terrace that I had always believed was not legally mine, was in fact just that -- mine! This was the first time that he had enlightened us on this issue, so that the deed to the apartment is now incorrectly written and of course, it means that all expenses related to the terrace will be my responsibility.
Meanwhile, our contractor was sinking in financial problems and announced he was about to file for bankruptcy. I had already given him 30% advance payment for the work (more than enough to cover quite a lot of construction work), but to lay the chappe, he needed more money to pay for materials and labor. The money I had given him was gone -- to where or what I may never know. This was one day before leaving for 10 days in Egypt, so I declined his request, left for vacation and hoped for the best... Beaujolais Nouveau Time!"
The slogan, “Le Beaujolais nouveau est arrivé!” ("The new Beaujolais has arrived!," was changed to "It's Beaujolais Nouveau Time!" and in the United States, it is promoted as a drink for Thanksgiving, which, of course, falls one week later. Duboeuf remains the biggest producer of Beaujolais Nouveau (duh!) and even if the wine isn't France's best product, everyone seems to have fun celebrating its release.

Discover the Region of Burgundy and the Burgundy Canal
One of the most important changes for Burgundy was the construction of the Burgundy Canal (Le Canal de Bourgogne). It completely changed the social evolution for hundreds of small villages and hamlets. The canal is a masterpiece of pre-industrial revolution technology, spanning more than 250 kilometers in length and two centuries of construction. The canal struggles to span across the region, slowly winding in smooth curves along the plains, or rising steeply with a concentration of locks which appear like staircases, before reaching the summit at Pouilly en Auxois. For almost two hundred years the waters of this man made canal have carried the weight of wooden or steel hulled barges. The construction of the canal also changed the destiny of Burgundy, raising its status from a rural farming area to a that of a great state with navigable waterways connecting the north of Europe to the Mediterranean sea. Today the canal retains a small float of cargo carrying vessels, but it's purpose has temporarily changed in offering voyages for people on barges which have converted into luxury hotels.
The vineyards spread for miles across the sloping south facing hills, with many producers still using the traditional methods, oak barrels and years of aging in the coolness of vaulted cellars to give us some of the best know Crus. After finding nothing fit for their taste or budget in better-known Burgundian towns, the author's real estate agent leads them to remote Rogny. Reconstruction efforts center on the town's presbytery, abandoned by the church and its previous owner and ripe for restoration. Friends of the last priest to occupy the grounds and town tradesmen make up the cast of characters, whom Greene makes into neither caricatures nor odd rustics. As always, reconstruction absorbs more time and money than the author had anticipated. The property takes on sentimental significance when Greene and his companion decide to get married there and their families descend on the little town. So attractive the place becomes that Greene's mother emigrates from America.

City
Hall Promotes City Nightlife
For those of you interested in owning a rental apartment, keep in mind that guests do not look kindly on noise which may keep them awake! So, avoid purchasing property on noisy streets, but most off all, stay away from all that 'nightlife' the city is promoting! A lively bar can be death to a rental property. Paris:
City of Lights or Lights Out?
Dismayed nightcrawlers say swelling red tape, nightclub closures, gentrification and po-faced disapproval are increasingly thwarting their attempts to have a good time. "'Smoke over there, put your glass down here'. We get told off all the time. In short, it's the opposite of what we want when we go out at night," said Marthe Lazarus, a local artist. At a recent press conference, nightclub, bar and restaurant owners expressed distress over the number of canceled concerts, buckets of water poured over smokers and epithets hurled at anyone who attempted to dance in a bar... La Loco, a historic disco close to cabaret theater Moulin Rouge, is turning into a restaurant. Le Batofar, an electronic music hotspot on a barge, and Paris-Paris, another club, have all been shut down due to noise disturbance. Several bars have also lost the right to open late and are now forced to shut their doors at 2 a.m. rather than 5 a.m.. One bar on the bustling Rue Montorgueil was shut down for eight days after closing at 2:20 a.m. rather than 2:00 a.m. An explosion in property prices has also transformed areas formerly synonymous with fun such as Pigalle and Bastille. On top of that, countless complaints have been made by residents irked by private parties or smokers forced by a smoking ban to light up outside clubs and restaurants... Read the entire article at http://www.reuters.com/article/lifestyleMolt/idUSTRE5AH39Q20091118 Editor's Note: There are numerous things to think about when looking to purchase a particular property in Paris. One of them is nearby nightlife. It is always a good idea to visit the neighborhood at night to get a sense of what it's like around the apartment you're interested in. Real Estate Trade Fair Loves Paris in the Autumn
On the 27th, 28th and 29th of November 2009 Prestige-Paris will celebrate its third birthday with the assistance of France Convention, a specialist in niche and luxury trade fairs. This year’s gathering will be required both to meet the visitors’ very demanding expectations and outdo last year’s exceptionally successful event. The recent recession has failed to affect the luxury sector as much as the rest of the economy, in fact the latest figures have revealed that the Parisian real estate market has improved. It seems that the most beautiful and luxurious homes never fail to find a buyer, a thought that will encourage participants in this most prestigious property exhibition.
