What's France going to look like in 30 years? The latest census (National Institute of Statistics and Population Studies -- INSEE) shows a rise in France's population from 65,500,000 (as of January 1, 2010) to 73 million, 15% more than were recorded in 2007. The south, and increasingly the west, is attracting more inhabitants, while the north and east have very low growth. The Provence-Alpes-Cote d’Azur region is growing at a rate close to the national average (15%), but Languedoc-Roussillon will be the region that experiences the largest increase in population with nearly 3.3 million inhabitants by 2040. The Mediterranean coast is still attractive, but cities like Montpellier and Toulouse are seeing less growth than others. On the Atlantic coast, Brittany is expected to grow by 24%, Pays de Loire 26% and Aquitaine 23%. The north
and east, with the exception of Alsace will see The population is aging, too, particularly in Corsica, where retirees may want to spend their last years on the island. Guadeloupe and Martinique may also experience aging, their respective mean ages to increase from 36.2 years and 37.4 years to 47.7 and 47.8 years by 2040. At the beginning of the 20th-century, France's population was low compared to other European countries, however, there has been steady growth thanks to economic growth leading to labor immigration as well as immigration from its colonies (North Africa, West Africa, Indochina, etc.). Meanwhile, the birthrate dropped, but began to rebound in the 1990s and is currently close to 'replacement level.' Immigrants account for one quarter of the population, actually lower than in most other European countries. There
are other factors to consider besides population statistics. One must
look at why population is growing in some areas vs others. One significant
reason in France is development of the TGV and other forms of transportation,
such as low-cost airlines. For a map of the TGV network, visit The reason to look forward from an investment standpoint should be obvious. If the trend is for the south and west to show the most amount of population growth, than housing, goods and services will be needed in those areas and for real estate, it means the value of is likely to go up. If you
are not only seeking a great spot in France in which to 'hang your hat'
then you may want to consider the areas of growth where you can be assured
the property you purchase will not only hold its value, but increase substantially.
