Bonjour French Property Insider Subscriber, Grandson of Pablo, Bernard Picasso, once owned and resided in this 164.5 square meter duplex at 17 Place des Vosges, also known as the "Hôtel de Chabannes" mansion or "Flers." Other illustrious residents at this address include Jacques-Bénigne Bossuet (September 27, 1627 – April 12, 1704, a French bishop and theologian, renowned for his sermons and considered by many to be one of the most brilliant orators of all time), and Jack Lang, past Minister of Culture (1981 to 1993, except for one small reprieve when François Léotard had the post from 1986 to 1987). It's current American owner who has lived there and enjoyed it many years, is making it available to an exclusive buyer. The square (140 meters x 140 meters exactly), originally known as the Place Royale, was built by Henri IV from 1605 to 1612 on the site of the Hôtel des Tournelles and its gardens. The history starts with a tournament at the Tournelles, a royal residence, when Henri II was wounded and died. Over the years, the royal gated residence lost its grandeur and became a slum until André Malraux, the Minister of Culture from 1959 to 1969, responded to local initiatives to protect historic neighborhoods in 1962. At the time, 30% of the residences in Le Marais had no running water and 68% had no private toilets. Today, the Place des Vosges is the chicest address in Paris. According to meilleursagents.com, on October 1st, prices at #17 were as high as €26,390/m², averaging €15,464/m². The apartment is a duplex with a bedroom and bath on each level. An open loft overlooks the spacious living/dining room. At the entrance is a powder room. A small office is adjacent to a large and beautifully equipped contemporary kitchen with breakfast room. The building has an elevator, a two-car closed garage and a cellar. It lacks nothing, with views on the Hôtel Colbert Villacerf at 23 rue de Turenne and the courtyard at number 17. Appointments in the apartment, including the hand-forged iron railings, handles, knobs, tile work and other decorative items were created by Picasso himself. No renovation is needed. One needs only to move in and decorate to his taste. The American owner created an unusual structure for the property that enables the buyer to purchase the property in the name of a U.S. Limited Liability Company which changes nothing about the French title, and therefore no transfer taxes and fees would be due. This is a savings to the buyer of about 7% to 7.5%. The asking price: 2.4 million euros (€14,545/m2) with negotiation possible. There is a finder's fee imposed of 3% with a cap of €60,000.
