One of our long-time readers just decided to sell her sweet studio apartment in the 11th arrondissement and we wanted you to be the first to know about it.

I've enjoyed a "soirée" with friends there and I have friends and colleagues who have enjoyed staying there. It's been a proven rental apartment for the last several years and believe it or not, the owner is willing to offer it completely furnished down to the very the linens. That's means it's ready to move-in or rent without doing a single thing! This is a big advantage over having to renovate, decorate and prepare for rental which takes time, money and energy, not to mention a loss of rental revenue while all that takes place.

The apartment of 25 square meters (270 square feet) with a cellar, is on rue Taillandiers -- a quiet street in the heart of the 11th district near Place de la Bastille, surrounded by lots of transportation, restaurants, boutiques and all the amenities. It's a neighborhood that is "bobo" -- "bourgeois-bohème" -- meaning that it's both bohemian and chic! And it's gentrifying every moment so while you're enjoying the apartment, you'll thrill in seeing the "quartier" grow with the value of the property.

The building is a new-build, designed to look authentically old, but has all the modern conveniences, including security gate, large beautifully planted courtyard and elevator. The apartment is only one flight up, so easy to access by stairs, too.

You enter a small foyer fitted with a large clothing closet plus linen closet and a shelf for luggage storage. To the left of the entry is a modern bath with a large tub/shower (I am jealous!). Once you enter the main room, which has two large windows overlooking the street affording lots of light, there is a kitchenette in the left corner fully equipped including a washing machine hidden in a cupboard.

Amenities that will be provided with the apartment include a small TV, radio/DVD player in built-in book shelves and display unit, a dining table that opens to seat six, accompanied by two upholstered chairs and four folding chairs. There are three stacking Lucite 'nesting' tables, a queen-sized sofabed plus a single bed with storage drawers. In addition, there are two small cabinets, plus an antique secretary with drawers and a small cart for a coffee maker, tableware, wine, etc.

The apartment is very well lit and was completely professionally re-painted and redecorated only one year ago. The annual expenses are approximately 1500€ per year including the homeowners association fees, property taxes and insurance -- so your cost of ownership is really low! Electricity is approximately 50€ per month, depending on occupancy, of course.

The apartment is for immediate sale. The asking price is 205,000€ and the closing costs for such a property are approximately 7.5% based on the purchase price (less the value of the furnishings -- approximately 15,000€) plus a finder's fee of 6,250€ (our minimum fee), but there are no agency fees to pay. We can also assist you in getting a mortgage of 80% loan to value at rates under or close to 3%!

This all means that your cash investment is only approximately 61,500€...about as little as one can spend to have their own "pied-à-terre" in Paris, ready to move in or rent!

This apartment will not be on the market long. There is so little good property on the market in Paris at this time that it would be a lost opportunity very difficult to ever regain.
